PERIAL Asset Management has purchased a 3,520sqm pre-leased building in Barcelona’s 22@ district for its SCPI PFO2 fund for €14,500,000 following a sale process organized by BNP Paribas Real Estate. This is one of the first turnkey deals to be completed in the Barcelona’s 22 @ district following the lockdown
The building is located on 250 Bolivia Street and will be delivered in T2 2021 after a thorough reform and obtaining LEED certification. The property was developed by Albion Real Estate Management who has a long history in 22 @ with numerous projects. The seller was advised by BNP Paribas Real Estate and Pérez Llorca whilst the buyer was advised by L’Etoile Properties, DLA Piper and Artelia.
Benjamín Gomez of BNP Real Estate has stated that “this turnkey operation demonstrates the clear dynamism of the North sector of 22 @, which has become in the last 18 months an area of clear attraction for national and international investors as well as for tenants”.
22 @ is becoming one of the most demanded office areas in Barcelona, where innovation, creativity, design and technology have been gradually replacing older factories.
