CBRE has advised Barcelonesa de Inmuebles, owned by Fernando Monje Cuenca, on the acquisition of two office buildings on Barcelona’s sea promenade for €25 million.
The vendor, Partners Group, had bought the properties from Meridia Capital last year in a portfolio deal which included 16 other assets in Madrid and Barcelona and fetched a total price of €215 million.
Med I & Med II are two adjacent buildings of two and six stories respectively and a combined GLA of c. 6,000m2. Located on the Passeig de Garcia Fària, both are fully let and, since 2018, Med I is fully let to Spanish co-working company Aticco.
According to CBRE, the two buildings are «in an area very close to the 22@ district and thus enjoy solid demand from tenants looking for quality buildings in a neighbourhood that has managed to establish itself as one of the main growth axes of the city».
In 2019, Barcelonesa de Inmuebles purchased a 6,800m2 plot in Barcelona’s coveted 22@ district where it plans to invest €75 million to develop a modern 20,000m2 office complex spread across twelve floors, which will be designed satisfying the highest levels of sustainability. According to Monje, the firm wants » to qualify for the highest Platinum rating,» and allocate 10,000m2 to parking spaces.
