Patrizia-owned Rockspring has kicked off 2019 with an investment in Barcelona’s 22@ district.
Barcelona’s 22@ district, also known as the innovation district, is the city’s former industrial area of Poblenou, in the district of Sant Martí. The area experienced one of Europe’s biggest urban regeneration projects which began during the 2000s and is still ongoing and spans over 198 hectares. Nicknamed “the Catalan Manchester” in the 19th century, Poblenou has turned into Barcelona’s technological and innovation district.
The property is located on nº 123 of Calle Ciudad de Granada and was the former headquarters of Laboratorios Kin until they relocated to Barcelona’s Diagonal street. The former owner completed a thorough refurbishment which involved changing the use from industrial to offices and hired Savills to find a tenant and a buyer. The asset has a GLA of 3,000m² and was leased to McCann in May of 2018 who have opened their Spanish HQ in the location at a rent of €16.5 per m² per month.
The buyers also own the 29,000m² Mercadona logistics platform in Sant Esteve Sesrovires which was developed in JV with Goodman.
